Huge development planned for Lakeshore Drive

There could be a very large housing development built in the south end of the city if council agrees to a rezoning.

Nu-North Development is looking to rezone portions of a property at 740 and 744 Lakeshore Drive to to “Residential Third Density (R3)”, “Residential Multiple Second Density (RM2)” and “Residential Multiple Third Density (RM3)”. 

If approved it would create a residential subdivision that would permit the development of 77 single detached, duplex or semi-detached residential units, one block of townhouse units and two apartment units, largely behind the Best Western and Manitou Suites hotels. (see map below)

The townhouse and apartments would contain an unknown number of units, according to Pietro Carello, a Senior Planner with the city. 

The proposal went before a Planning Advisory Committee meeting Wednesday night, held to collect information from the public. 

There were no public comments according to Carello.

Carello says this is the first step in the process. He'll now write up a report advising acceptance or rejection for the Planning Committee, which will then make a recommendation to city council.

Carello will study a couple of concerns.

One will be the traffic impact on an already busy and crumbling Lakeshore Drive.

Others will be the service capacity of the infrastructure, the character of the neighbourhood and runoff concerns about Jessup's Creek which runs behind the property and crosses under Lakeshore to the west.
